We have all played the game “Tetris” at least once in our lives. We were mesmerized by the magic of geometry and rewarded by our efficiency. For rzlbd Tetris is not just a game of block arrangement and fast performance, but it is a quest of effective design. If a designer of space was as structured as Tetris blocks, there would be virtually zero wasted space within a building. When a client demanded a program that seemed impossible to fit in a 40’ by 110’ lot, specially if one tries to respect a tight zoning for an infill project in a city like Toronto, rzlbd decided to practice the challenges of “no leftover space” with a simple rule in mind: every inch is a usable inch. Save this picture!© borXu DesignThe house is 3000 square feet, three-story structure that has the same program as a 4000 square feet house previously designed by rzlbd, 5 bedrooms, 6 bathrooms, 2 laundries, nanny room, home office, a large living/dining area and a spacious kitchen, bar with a wine cellar and entertainment area, covered garage and of course lots of storage area. Although Tetris house is compact in program but it manages to channel sufficient natural light throughout the entire length of the house. The light well that penetrates from the upper floor to the basement plugging into the living room with a glass-covered opening is an invisible Tetris element that helps bring a vertical light element into the house. Save this picture!© borXu DesignFor better efficiency the 55 feet long wall on ground floor is filled with a continuous built-in millwork that adapts to the needs of the programs. It transforms from the office shelving by the entry foyer, to the kitchen/dining cabinets and the fireplace in the living area. The millwork not only connects the four programs but also creates lots of storage space and a clean modern look to avoid a congested floor plan. The Tetris elements that plug into one another create challenges such as meeting appropriate height clearances and stair landings to properly meet the floors. These issues were carefully dealt with in section by individual steps on each level corresponding to the change in programs to allow for sufficient height on the lower levels. Save this picture!© borXu DesignThe exterior of the house is a surprising jumble of different materials and claddings that courageously expose the Tetris elements of the interior spaces. This bold exposure is not an attempt at creating a harmonious façade, yet it is an attractive and charming scene as it displays the geometry of a well-played Tetris game. FHFA Shares Fannie, Freddie Stress Tests Results

first_img Servicers Navigate the Post-Pandemic World 2 days ago Home / Daily Dose / FHFA Shares Fannie, Freddie Stress Tests Results The Best Markets For Residential Property Investors 2 days ago  Print This Post The provision for credit losses would be the largest contributing factor to losses at Fannie Mae and Freddie Mac under severely adverse economic conditions. This was revealed in the results of a stress test conducted by The Federal Housing Finance Agency (FHFA) under the Dodd-Frank Act.According to the FHFA report, apart from provisions for credit losses, the global market shock impact on trading securities and available-for-sale securities would be the largest contributing factor for losses at the two government-sponsored enterprises (GSEs) under FHFA’s conservatorship. The stress test results also revealed that comprehensive losses decreased in the stress test for 2019 compared to the one conducted in 2018. The decline, according to the FHFA, was “mostly driven by the decrease in provision for credit losses as a result of the less severe decline in home prices” included in the 2019 scenario and “the improvement in the credit profile of the GSEs’ books of business.”The 2o19 stress test scenario was based on a severe global recession accompanied by stressed commercial real estate and corporate debt markets. FHFA said that the scenario was not a forecast, but a hypothetical future economic environment that was designed to “assess the strength of the Enterprises and other financial institutions and their resilience to unfavorable market conditions.” Additionally, the report said that the planning horizon for the implementation of the 2019 stress test was over a period of nine quarters from December 31, 2018, to March 31, 2021.Additionally, compared to last year’s stress test scenario, the 2019 severely adverse scenario includes a more severe recession and a larger increase in the unemployment rate. This year’s severely adverse scenario, also includes a decline in the 10-year Treasury yield, a factor that had remained unchanged in the scenario last year resulting in a much steeper yield curve and reflecting a global aversion to long-term fixed-income assets. This results in declines in certain asset prices, including stocks, which are less severe in this cycle versus last year. Anguish and anger palpable at first of 31 funerals for victims of El Paso and Dayton massacres

first_imgcmannphoto/iStock(CIUDAD JUAREZ, Mexico) — Sorrow and outrage overwhelmed mourners gathered in Ciudad Juarez, Mexico, to welcome home and bid farewell to a beloved school principal who was one of the 22 people killed while shopping at a Walmart in El Paso, Texas. The funeral Wednesday for 57-year-old Elsa Mendoza de la Mora was the first for the victims slain in mass shootings in El Paso and Dayton, Ohio, that occurred on consecutive days over the weekend and sent shock waves across the United States and Mexico, prompting new calls for action to stop gun violence.“Personally, I am very outraged because this is unfair for her and for the other people that died. They did not deserve this,” Alma Vargas Marquez told Telemundo TV network outside the funeral home where her cousin Mendoza de la Mora’s funeral occurred.Mendoza de la Mora’s body arrived in Ciudad Juarez in a black Cadillac hearse that was escorted by motorcycle police on the 7-mile journey across the southern border from El Paso.Marquez and other mourners were already gathered outside the funeral home when the hearse pulled up and pallbearers dressed in black suits carried a gray casket bearing the body of Mendoza de la Mora inside.Another cousin of the slain woman, Ruth Vargas Marquez, said she wishes the deaths of the 31 people killed in both massacres will finally be a “call to consciousness.”“This is the moment that we leave behind hatred, racism, fear and do things differently and unite,” Ruth Vargas Marquez told Telemundo. “I think the message of Elsa is to keep loving each other and make things different.”Mendoza de la Mora was a mother of two children and a special education teacher and principal of the Rafael Veloz Elementary School in Ciudad Juarez, relatives said. Her husband, Antonio de la Mora, described her as “the most wonderful of women” in a Facebook post. She was inside the Walmart shopping when alleged gunman Patrick Crusius, 21, walked through the front door about 10:30 a.m. Saturday firing an AK-47-style rifle, investigators said. Her husband and son were waiting for her in a car in the parking lot when the gunfire erupted, authorities and relatives told reporters. In addition to the 22 people killed, more than two dozen were injured. The volunteer group Operation H.O.P.E. (Helping Other People Endure), which provides clothing, shoes and even food for the needy in the city, has volunteered to cover the funeral expenses of all the victims in the Walmart shooting.Following his arrest, Crusius told investigators he was bent on killing as many Mexicans as possible and authorities suspect he is the author of an anti-immigrant screed posted on the controversial online message board 8chan just before the attack. The mass shooting came a day before nine people were killed when a gunman went on a killing rampage in Dayton, Ohio.Memorial services for the victims in both shootings area scheduled to continue through the weekend and into next week.Earlier this week, the youngest victim killed in the El Paso shooting,15-year-old Javier Rodriguez, was mourned by his teachers and classmates at Horizon High School in El Paso.“Javier was just a young man full of life, running in this same stadium we’re in now,” Juan Martinez, superintendent of the Clint Independent School District, said at the vigil for the Javier held on the football field at the school. “He didn’t deserve to die in a tragedy like this.” Copyright © 2019, ABC Radio. Chartered hallmark has to be earned

first_imgChartered hallmark has to be earnedOn 10 Jun 2003 in Personnel Today Previous Article Next Article It’s good news that individual chartered status could be on the way for fullmembers of the Chartered Institute for Personnel and Development (CIPD) –particularly at a time when the quest to build a stronger platform for theprofession is paramount. This is another building block towards improvedrecognition and must be welcomed. From October this year, full CIPD members will be able to use individualchartered status as a mark of their professionalism and reinforce the messagethat they have reached an externally verified set of standards. The Privy Council still has to approve this change but this is just aformality, The CIPD is honouring the commitment it made three years ago when itpromised to push for the individual chartered title when the time was right. One key component of the individual charter is a commitment to continuingprofessional development (CPD). Such a shift will not be without its pressures as the CIPD will need toencourage wider take-up of CPD and provide evidence that it is happening amongmembers by regular random monitoring. If chartered status is to have long-term value and mean something, theremust also be ongoing confidence in the quality of practitioners emerging fromthe qualification process. Understanding the theory of people management andapplying it well in practice is one thing, but business acumen has to be anessential part of the mix. Some employers continue to complain that this is notalways the case. Inevitably, you will react differently to the individual chartered statusaccording to your personal situation and your own level of affinity with theCIPD. One wonders how interested and informed the majority of full members reallyare in such detail when more than half the 35,000 eligible to vote failed toengage at all with the election.
